Judgments & Liens: The Title Agent’s Reference Guide

As title insurance professionals, we’re in the risk-elimination business. In our quest to eliminate potential title risks and claims before they happen, one of the most important aspects of the title search is to determine if there are any unsatisfied judgments against the seller or previous owners in existence while they owned the title.
We’re going back to basics with this webinar, which will provide you with everything you ever wanted to know about judgments and liens. The 60-minute training session will focus on identifying and addressing common liens discovered when reviewing title, including death taxes, judgments, property taxes and code enforcement liens. NATIC Underwriting Counsel Sara Valenz and Danielle L. Kaiser also will review validity periods, while Patricia Pinto, NATIC’s Legal Claims Education Officer, will discuss key differences between states, particularly her home state of California.

Danielle L. Kaiser provides underwriting support primarily to NATIC agents in Indiana and Ohio, as well as to agents along the Eastern Seaboard and into the South. She also takes an active role in TILA-RESPA Integrated Disclosure Rule (TRID) training and broader underwriting issues for NATIC. Throughout her career, Danielle has taken a decisive role in developing legislation and compliance matters. She is an active member of the Indiana Land Title Association, serving as 2012 President and as current Chair of its Government Affairs Committee. She holds the prestigious National Title Professional designation from the American Land Title Association. A cum laude graduate of the University of Notre Dame, Danielle earned her Juris Doctor from the Indiana University School of Law-Indianapolis. She is admitted to practice law in Indiana and is a member of the American Bar Association.

Patricia Pinto, Esq.

Patricia Pinto provides training and education seminars on a variety of topics for NATIC agents. Throughout her 20 years as a claims attorney and fraud counsel, Pat has trained attorneys, judges and real estate professionals on real estate scams, foreclosure, the California Homeowner Bill of Rights, the National Mortgage Settlement, and TILA/RESPA Integrated Disclosure (TRID) rules and other directives from the Consumer Financial Protection Bureau. She is a member of the Orange County Real Estate Fraud Task Force and has collaborated with the Department of Justice, California Department of Insurance, FBI and Orange County District Attorney to apprehend and prosecute perpetrators of mortgage and real estate fraud. A certified mediator, Pat also assisted the Orange County Superior Court in creating a loan modification mediation program. Actively involved in community activities, Pat sits on the board of The Orange County Homeowners Preservation Collaborative. She is a graduate of California State University, Fullerton, and received her Juris Doctor from Western State University College of Law.

Sara Valenz, Esq.

Sara Valenz provides legal and underwriting support to NATIC agents throughout Massachusetts and Pennsylvania. Sara has been in the title industry for more than 10 years, most recently serving as Associate Senior Underwriter and New Jersey State Counsel for Stewart Title Guaranty Company, where she previously served as Underwriting Counsel and Claims Counsel. Her problem-solving and transactional facilitation skills in her role as an underwriting counsel are complemented by the skills she gained as a claims counsel in the area of assessing risk. Sara is admitted to the New Jersey State Bar and the Bar of the Commonwealth of Massachusetts. She serves as Secretary/Treasurer of the New Jersey Land Title Association and is a member of its Legislative and Amicus Committees. Sara is also a member of the New Jersey Land Title Insurance Rating Bureau’s Rate Committee.


Amy Tankersley

Amy Tankersley, NATIC’s Manager of Education and Research, serves as editor of NATIC publications, including LookingNorth, Claims Connection and NewsLink, and produces webinars and other instructional tools to further NATIC’s educational outreach to its agents in the title insurance and settlement services marketplace. Amy launched her career as a reporter for the Cleveland Plain Dealer, Ohio’s largest newspaper, at the age of 15. After graduating from Cleveland State University with a Bachelor of Arts degree in communication, she served as the editor of several trade publications, including The Legal Description, The Title Report and Drug Discovery News. Much of her work has focused on legal, legislative, regulatory and compliance matters. Most recently, she worked as a freelance journalist and multimedia service provider, primarily for the real estate, mortgage, title insurance, settlement services and financial services industries.
